The Best Paint Choices for High-Turnover Rental Units

In a rental unit, the paint you choose is a maintenance decision, not just a look. The goal is a finish that survives move-ins, cleaning, and daily wear so you're not repainting every single turnover.

Start with sheen. Flat hides wall imperfections but scuffs and can't be wiped clean. For rentals, an eggshell or satin finish on walls gives you washability without showing every roller mark — it's the sweet spot for high-traffic suites.

For trim, doors, and kitchens, step up to semi-gloss. It stands up to hands, cleaning products, and moisture, which is exactly what those surfaces take between tenants.

On colour: a warm, neutral off-white is your best friend. It photographs well for listings, makes suites feel larger and brighter, and lets any prospective tenant picture their own furniture in the space. Bold accent walls look great in photos but cost you flexibility later.
